Who are your main customers?
We know some landlords and portfolio holders are too busy to organise the refurbishment of their rental properties. Some don’t live in the area. Others don’t have the construction knowledge to co-ordinate a suitable schedule of works.
That’s why we take away the stress and hassle by taking care of the entire project for you. Tell us what you need and let our in-house team do all the hard work.
No matter where you live, we can look after every aspect on your behalf. If required, we can also take responsibility for any ongoing maintenance, regular inspections or management.
What services do you offer?
You name it, we do it. Whether you need to fix leaking tap or carry out a full refurbishment, our in-house team has the skills to get the job done.
Damp course, plastering, decorating and more. We also supply and install kitchens, bathrooms and flooring.
Who carries out the refurbishments?
In order to closely control our schedule of works and meet the deadlines of our clients, we employ a team of full-time tradesmen. Should you require any electrical or plumbing work that must comply with current regulations, we use a trusted team of Gas Safe and NICEIC registered contractors.
What compliance certificates can you provide?
- Gas Safe Inspection and certificate
- Gas Safe boiler service
- P.A.T (portable appliance testing)
- Electrical Inspection (EICR)
- Energy Performance Certificate (EPC)
- Legionella Risk Assessment
Can you identify HMO and HHSRS compliance issues?
To provide you with 100% peace of mind, we employ an in-house Environmental Health Officer B.S.C. of Environmental Health registered at the Chartered Institute of Environmental Health, to help landlords ensure their properties are safe.
As specialists in fire protection and all areas of compliance – including HMOs, we can advise and complete works in line with HMO management legislation and the Housing Health and Safety Rating System (HHSRS) guidelines.
The HHSRS is a hazard rating system used by local authorities to assess hazards in properties and decide if enforcement action is required. Any defects or hazards which are identified are classed as a Category 1 or 2. The local authority has a duty to ensure Category 1 hazards are removed, whilst Category 2 issues are dealt with discretionally.
Our professionally trained HHSRS specialists have a wealth of experience, helping to identify any significant issues and recommending potential solutions.
Can you help my property to comply with fire regulations?
Enlist our expertise and we will ensure your rental property is 100% compliant with the LACORS Housing Fire Safety Guidance. This national guidance on fire safety differs depending on the type of property you own.
Drafted in consultation with the Chartered Institute of Environmental Health and The Chief Fire Officers Association, it is used by local authorities to ensure adequate fire safety precautions are taken inside residential buildings.
Should you need a Fire Risk Assessment or Fire Alarm Inspection carrying out, we can oversee this work issue the certificate.
What’s the average turnaround time for a project?
Every refurbishment comes with its own challenges, so predicting how long the work will take is difficult. For any project we take on, our priority is to deliver the *** ready for when tenants need to move in.
If you have a specific date in mind, tell us and we will go the extra mile to make sure we meet it. If this means we need to work on nights and weekends, we will do. No problem.
What type of properties do you typically do?
Any house. Anywhere. Any time. Any refurbishment.
To provide our customers with the best possible service, we will happily carry out any refurb or renovation project. Whether that’s a single-room refurb, a self-contained flat, a block of flats or a ten-bedroom HMO; we have the skills to get the job done.
Why should I use your services?
Yes, you could do the work yourself. But could you do it as quickly? Will it be done to a suitable standard? And will it comply with current landlord regulations?
People often think that using different contractors will save them money. Then it ends up taking twice as long to complete the job and they end up missing out on rent.
If you want to save time (and quickly get the property back on rental market), ask us to project manage your works. On budget and to the tightest deadline.
What standard of finish do you aim to achieve?
In our experience, each property requires a unique approach. This usually depends on many factors including the scope of works, the deadline and budget available.
Whilst we can provide luxury finishes and stylish makeovers, we also understand that some landlords simply want to refresh their property so that it is fit for purpose.
Before starting any work, we will discuss and agree the type of finish that’s required, so that it is suitable for your budget and the tenants needs.
